CHENNAI.....Good investment opportunities in all the segment of the city. Commercial rentals is on fast trek. Residential segment also having very good demand from rural areas. Outskirts of the city is now more costly then CBD residential areas.   AHMEDABAD..... ..... Huge NRI funds were recently invested in residential segment of the city. Commercial too is feeling the heat. Residential rates are marginally up by 20% since last quarter. The trend is likely to continue.   BANGALORE...... ...IT and ITES are again in the buying spree. Residential complexes are getting good demand. NRIs investments are up again. Service apartment concept is catching up in the city. Commercial lease rentals are rising.   PUNE.... ... Pune is poised as IT centre by the developers. In fact many leading IT brands are in the city. It has enhanced the residential rates. Outskirts like Viman Nagar, Pimpari and Chinchwad also now having great demand. Good time ahead.   DELHI .... ...The market is slow for residential units. Noida and Gurgaon also have touched historic level. New zones are in the competition. Faridabad and Merut along with Rohtak are busy catering for demand in Delhi and NCR    MUMBAI.. ..... ..Realty Fund and investors of large real estate holdings are still maintaining the price level. Developing zones are feeling heat. Small pocket developers are also panic in the market. Residential prices stagnated as of now.

What DC Rules (Mumbai) says: 
on Car Parking

 

PARKING SPACE REQUIREMENTS

Parking Spaces only for Four Wheeled Auto Vehicles shall be provided in the respective Zones and users proposed as under Table - 15 of D.C.R. 1991

Residential

(A) In Malabar Hill, Cumballa Hill Fort and Colaba areas in South Bombay, Pali Hill, Bandra, Juhu‑Vile Parle Development Scheme, Sassoon Dock and Jagmohandas Marg. (Nepean Sea Road);

One parking space for every

(a) Tenement with a carpet area upto 45 sq.m. (b) 2/3 Tenement with carpet area exceeding 45  sq.m. upto 100 sq.m. (c) 1/2 tenement with carpet area exceeding 100 sq.m. Note : In addition to parking space specified in (a), (b) and (c) above, parking spaces for visitors shall be provided to the extent of at least 25 percent of the number stipulated above subject to a minimum of one.

(B) In the rest of the Island City area, Suburbs and,  Extended Suburbs

One parking space for every

(a) 4 tenements having carpet area above 35 sq.  each. b) 2 tenements with carpet area exceeding 45 sq.  but not exceeding 70 sq.m. each. (c) I tenements with carpet area exceeding 70 sq. Note In addition to parking spaces specified in (b) and (c) above, parking spaces for visi shall be provided to the extent of at least of the number stipulated above subject to minimum of one.

Five, four and three star Hotels

One parking space for every 60 sq.m. floor area.

Lodging establishments

One parking space for every 120 sq.m. of total fl area of a lodging establishment.

(a) For Grade I hotels and eating houses, one space for every 25 sq.m. of area of rest including hall, dining room, pantry and bar. (b) For Grade 11 and III hotels and eating houses one Parking space for  very 80 sq. in. of restaurant, including hall, dining room, pantry and bar.

Educational Institutions

One parking space for 70 sq. m. carpet area of  the administrative office area and public service area.

Assembly and Assembly Hall or Auditorial (including those in educational uses and hostels)

One parking for every

(a) 25 seats/persons (b) 30 sq.m. of floor area.(with ‑fixed seats) Note: For canteen, bar, restaurant etc. additional parking required under these Rules for other permissible users as per provisions made herein for such purposes shall be provided.

Government or Semi-Public (Private Office, Business Buildings)

One parking space for 75 sq.m. of office space upto 1500 sq.m. and for every 150 sq.m. of additional space or fraction thereof for areas  exceeding 1500 sq.m. in other areas

Mercantile (Market, Department stores, Shops and other commercial Users.) One parking space for 80 Sq.m. of floor area upto 800 sq.m. and one parking space for every 160 sq.m. of space or for areas exceeding 800 sq.m.  Note: No parking space is required for floor area upto 100 sq.m.

Industrial

One parking space for 300 sq.m. of floor area subject to a minimum of Two spaces.

Storage

One parking space for 300 sq.m. of floor area  subject to a minimum of two spaces.

Hospital and medical institutions

One parking space for every 300 sq.m. of total floor area, except that it would be one parking space for every 600 sq.m. of total floor area in the case of Government and Municipal Hospital and Medical Institutions. In addition, one parking space for ambulance parking measuring 10 m.x 4 m.for hospitals or medical institutions with bed strength of 100 or more.

Cinemas and Theatres

Parking spaces equivalent to four percent (4%) of the total number of seats with additional parking as otherwise required for other permissible users in conjunction with that of a cinema/theatre.

Shopping (included under Mercantile Occupancy)

One parking space for 300 sq.m. of total floor area in the case of shopping user with each shops  upto 20 sq.m. in area (convenience shopping) and  one parking space for 100 sq.m. of total floor area for shops each over 20 / 30 Sq.m. area.

Stadia and Clubs (included under Assembly Occupancy)

One parking space I0  or every 200 seats plus additional parking as in (lie Rules for occupancies like those of restaurant, etc. with such stadia or clubs. Note : In reconstruction schemes tinder taken by MHADA without involving change of' use in (lie Island City, Gaothan arms elsewhere, Narrow plots upto 9m. in width, tile parking spaces shall not he insisted upon.

PARKING SPACES - WHERE TO BE ACCOMMODATED

(a) Underneath the building in Basements, within Stilted portion on ground or on upper floors, in Residential (R‑1, R‑2), Commercial (C‑1. C‑2) & Industrial Zones (1‑1, 1‑2, 1‑3) (b) In tile side and rear open spaces, (but not in the amenity open spaces) provided that  (i) they are unenclosed. (ii) they do not consume more than 50 percent of file open space. (iii) a minimum distance of' 3.0 m around the building is kept free of parking for proper maneuverability of vehicles. (iv) they are atleast 7.5 m. from the road boundary in case of detached covered garages; (v) (lie parking layouts meet the requirement of the Chief Fire Officer in the case of multi-storeyed and special buildings.

SIZE OF PARKING SPACE

(b) Transport 'Vehicle             3.75 m x 7.5m

(c) Scooter. MotorBicycle      3 Sq. M.

(d) Bicycle                                1.4 Sq. M.

Note :In file case of' parking spaces for Motor vehicles, upto 50 percent of prescribed space may be 4 file size of' 2.3 m x 4.5m.

 

GARAGES (ENCLOSED)

1) In a Residential zone (Rs.1) and a Residential zone with shop lines (Rs.2), covered parking garages of' a size of' 2.5 m. x 5.5 m. with a height of 2.75m above ground level, at the rate of one covered garage)e For every 400 sq.m. of plot area or part thereof in side or rear open spaces, at a distances of 7.5 m. from any street line or the front boundary of (lie plot shall be permitted. provided that the same is 1.5 m. from the building line.

2) Regular proposal for permanent enclosed garage should be submitted.
