Thane
offers dream homes

Owning a dream house is a life time achievement.
Especially in Mumbai, where the cost of living is at par with
world’s most developed city. The rates are beyond common men reach.
But Thane, a mega township and expanding fast, is
a destination for the budgeted desire and needs of those who are still
hunting their dream home. According to 1961 census the population of
Thane city was 1,01,000.
Thane is 39 kms from Mumbai by road and 34 kms by
rail. During the 1951-61 decade its population increased from 51,155
to 1,01,000, an approximate increase of 100 %. Since then it has
increased with the same rate and now it is touching 15 lakh. The rapid
growth of industries in and around Thane. The old gaothan of the town
is very much congested.
In the remaining municipal area outside the
gaothan, there is a heavy concentration of industries land allocated
for industrial user in the Development Plan of Thane amounting to
almost half of the total area within the municipal limits. A similar
pattern is repeated in the area of village Kolshet, Balkum, Chitalsar
upto Kavesar where also land zoned for industries is upto 50 per cent
of total area. Rapid industrial development and a fast increasing
population have in the absence of new housing given rise to hutment
slums in the vicinity of industries and these are about 21000 families
in such hutment colonies.
Thane is well connected by rail and roads. The
Thane railway station acts as a major commuter distribution centre.
Thane sends out commuter to Mumbai as also receives commuters during
their onward journeys to work areas in Kolshet, Balkum or Thane Belapur complexes. This cross commutation pattern has mainly arisen
because housing has not at all kept pace with demands created
therefore by developing employment areas.
The most important city in central suburbs, Thane
is best buy for budget buyers. Plenty of space and good amenities are
waiting for their takers. Hiranandani Constructions, Sheth Group, Santacruz Contractors and Builders had constructed land mark
projects in the area. Polaris and Princeton by Hiranandani's, Glen Dale
from Tata Housing are some of the project at par with any world class
buildings. Record construction time and ultra modern amenities in
these projects have enhanced the areas demand.
Garden Estate by Santacruz Builders are one of
the land mark project constructed ever in the city.
Agrawal Habitats’s Valley Tower, Rajeshwari Towers by Raj
Rajeshwari Builders, Kores (I) Ltd., Maitri Nirmal by Dosti Group and
Raunak Park by Raunak Enterprises are some of the best project in Thane.
Mantri Group of Pune are developing Mantri Laxcon
at Kalyan, near Thane is also worth in all aspects. Marathon Group is
also developing land mark projects in Mulund.
In all, major builders are in big leap for total
development of Thane city and its outskirts. The property rates have
increased in recent past. Ten to 15 % increase in property rates for
residential accommodation has been recorded in the year1998-99 .
Commercial properties are also having very good demand in the area.
