A very good evening. Ladies and Gentleman, I Niharika, your host, welcome you on behalf of Accommodation Times.
Twenty years for a publication is just like living an entire age. And your Accommodation Times is now stepping into its 21st year of glorious publication. We have witnessed its procession towards authentic and most wider arena of Real Estate reporting. Setting up trends for property rates and many “firsts” to make Real Estate Sector most organised market in the country.
May I request Chief Guest of to-days conclave Shri Ramakant Jha to grace the dais.
May I also request our learned speakers Mr. Niranjan Hiranandani, Advocate Anil Harish and Dr. Sundaram Korivi.
While they join us let me introduce dignitaries on the dais and request Mr. Ajay Chaturvedi to welcome them with flowers and love. We all know Mr. Niranjan Hiranandani, leader of Indian real estate industry. MD Hiranandani Group and Past president MCHI, CREDAI and many more such association.
Most respected and learned advocate in real estate and taxation field Mr. Anil Harish is Partner D M Harish & Co, member CII Construction & Real Estate Sub-Committee, Former member of the managing committee of the Income Tax Appellate tribunal Bar Association, a prolific writer on the subject and internationally renowned personality.
Dr. Sundaram Korivi is head of the department Finance of Narsee Munjee Institute of Management Studies, a Deemed University, expert in real estate investment funds and his area of specialisation in Housing Finance and allied subject. He is MA, PhD., FCA, FASM, AIII, Grad CWA.
I request Kamla Chaturvedi to welcome our chief guest Mr. R K Jha. Ladies and Gentlemen, Mr. R K Jha is having 32 years of professional experience in planning, designing, execution, Research and development in the field of City Development and Transportation Engineering involving several thousand crores of rupees including 157 km Commuter Railway System. He is the President Technical of Mumbai Integrated Special Economic Zone covering an area of 160 sq. kms.

I request Mr. R K Jha to address us on the subject. We are sure sir that you are having many tips to offer to have real estate investment funds.
And now, ladies and gentlemen it is time to honour excellence in various fields of real estate in the year 2005. Accommodation Times feel proud and honoured to present 20th Annual Awards for the excellence in real estate industry.
1. Ladies and Ladies. Brought by ladies, “World of Mother” at Pune is a specialised mall run and managed by the ladies by Siddhivinayak Group is worth mentioning. To encourage women entrepreneurship the developers have decided to sell the mall space only to ladies and it is run by ladies only. I call upon Mr. Rajesh Kumar Sakla. I request Mr. Jha to honour the trophies to the Awardees please. A special appreciation trophy is presented to them for yeomen service to social cause.
2. Property facility management is an art by itself. The need based services are need of the hour. It is worth recognising professional services rendered by Property Solution India P. Ltd. I call upon Ms. Anuradha Gandhi to receive the special trophy in appreciation to their services.

The Award for Glass Façade Cladding of Building, this year, ladies and gentlemen. Give him a big applause.
4. Public relation is one of the specialised field. To answer media’s questions is not an easy task. And when housing board was pressed enough for housing residents, of dilapidated buildings of the Board, to a safe place after July rain pour last year. Ladies and Gentlemen it was Ms. Vaishali Wagh, Chief Public Relation Officer of MHADA who stood strong and answered all the question which media was shooting at her. I call upon her to receive Public Relation Officer of the Year Award for 2005. I request this august gathering to honour the lady with thunder applause.
5. Creating visual design and selling the high net-worth assets through advertisements is one of the most professional task. The beautiful ads you see in the newspapers and magazines are nothing less then an art piece by Hussain’s paintings. I call upon Ms Amita Manek of Thoughtrains to receive the Award for ” Creative Media Design in Real Estate”.
6. Understanding the jurisprudence of hundreds of Act prevailing in real estate sector for the time being in force in India requires a huge capacity in brain and skills. I call upon Mr. M V Kini to receive the Award for ” Legal Aspect of the year in Real Estate”. Ladies and Gentlemen, the episode of Stamp Scam by Telgi started for exposure by Mr. Kini’s desk. And according to him Accommodation Times was instrumental to bring the scam to public.
7. Young dynamic Ali Lokhandwala is personality in our real estate industry which gives immense pleasure while working with him. His professional approach and management skills has brought him the lime light. I request him to receive the Award for ” Young Achiever of the Year Award”. Silent worker, a humble personality and a successful businessman, Ali Lokhandwala has achieved most of the business milestones in such a young age.
8. Women power in real estate is rare. Woman are nothing less from anybody when it comes to management skills, corporate governance, entrepreneur-ship and a vision to excel the business with honesty, hard-work and hours of untiring efforts to make a real estate business worth mentioning. I call upon Ms. Manju Yagnik, Director Nahar Group to receive Award for ” Women Entrepreneur of the year Award. I request this august gathering to give her a round of applause.
9. Security is enhancing its medium and mode. With rising need for security gadgets in the modern world, Vijay Security System P Ltd is rendering most advanced gadgets for home security and Electronic Security Systems . I request Mr. Shailesh Puranik to receive the Award for Best Business Practice. Puranik Builders are giving enough scope for the purchaser to ask any question pertaining to their deals. Their agreement and Customer relationship management is practicing Caveat Emptor concept. That is let the purchaser know all.
11. We require 77 million houses to accommodate us in India. We require more companies like Sanghvi Group who are developing mass housing complexes. I request Mr. Rakesh Sanghvi to receive the Award for Mass Housing Company of the year. Sanghvi Group have developed many projects. Few of them like Sanghvi Majestic, Sanghvi Hills, Sanghvi Gardens, Shankheswar Nagar and Sanghvi Regency are worth mentioning.
12. Slum Redevelopment project of the year goes to Sumer Group. The project Sumer Valley at Chandivali is a example of human settlement in slums. I call upon Mr. Sumermal Shah to receive Award for Slum Redevelopment project of the year. Since 1965, Sumer Group have successfully completed the development of several lakh of sq.ft. The project comprises of 89 acres of land. More then 20,000 units are ready and few are under construction. Approximately 125 buildings has been constructed with Ground plus seven with 6 passenger lift. 13. Nahar Group and HDFC has created history while offering a innovative concept in marketing Nahar Amrit Shakti at Chandivali, Powai. I call upon Mr. Sukhraj Nahar to receive the Award for Best in-house marketing. Under the scheme, one has to take sanction from HDFC and just pay 15 % of the flat cost while rest would be paid at the time of possession hence saving the pre-EMIs. Nahar Group has sold more then ten lakh sq.ft. in Dubai exhibition alone and is selling the project at very competitive rates. The innovative scheme will be path finder for many to come. 16. Pune is now IT Hub. Pune is now a very vibrant city, Pune is also a retireman’s paradise, Pune is now international destination. 17. Parsvnath is name which every north Indian is known to. Winner of many prestigious Awards the group is enhancing the building standards for quality construction. 20. When it comes to specific design a most careful and professional skills are required. And when it comes to mall designing it is really no jokes to make function elevation and floor plans. Architect Prasant Sutaria is one such personality who have studied international designs for malls and commercial complexes to put it on paper. I call upon him to receive Architect for commercial complex of the year Award from Mr. Jha. He has designed majority of malls in Mumbai, Navi Mumbai and other part of the country. Operational malls, you must have visited without knowing , is creative work by Architect Prashant Sutaria.
21. Architect is vishwakarma. Architect is the person who imagine the building structure before they are made from concrete. Friends architect is the person behind any building or structure in the world. The Architect of the year Award goes to Architect Dinesh Verma from Bangalore. The Indus International School designed by him is one of the most prestigious schools in India. Designed and executed in an area of about 38 acres. The complex is having school, hostel, Dinning, staff quarter, Amphitheater, Indoor Sports Complex, Swimming pool. The project is having rain water harvesting system and many Eco friendly features for pollution free environment. Ladies and gentleman he deserve big round of applause.
