Green building initiatives revolutionized construction activities

Mumbai: Recently the concept of constructing “Green buildings” has become a trend in developers most of the in big cities because of the desirable results from such initiatives.
Developers are putting extra efforts to develop real estate projects with smart technology and architecture. While their main aim is to help conserve energy and facilitate development of a green surrounding, the various benefits accorded with this initiative played a vital role in augmenting the project’s worthiness.
Green building initiatives have revolutionized construction activity. To begin with, smart architectural techniques help save on the cost component – an essential element in the current scenario where developers scramble to optimize resources. The technology also helps to rein in maintenance costs.
Benefits are not only realized in cost savings but also in increased labour productivity.
A number of studies indicate that building occupants who are healthy and comfortable are more productive. It is found that absenteeism at work is reduced by 40%, while commercial real estate reported 30% fewer sick days among one company’s employees. Another study discovered a 10% increase in net revenue per employee in company, after offices moved to “Green buildings”. Green offices also have an edge in attracting and retaining great employees. Moreover, both residential and commercial buildings retain a high resale value if they include sustainable design components.
Government authorities support the green initiative by offering various benefits. Green buildings get support from the government – especially when it comes to tax rebates and such benefits. Several Municipal Corporations (including Mumbai) actually offer a rebate in terms of property tax to Green Buildings.
Clearly, there are lot more positives in adopting the “Green building” technology. And, most importantly the benefits that can be accrued – quantifiable or non-quantifiable – would help secure the future of next generation.
