To rejuvenate and recharge one’s batteries in the lap of verdant nature is the dream of hard pressed citizens. Around all big cities,
bungalow plots in the green nature and on hill sides are coming up. A new breed of developers have sprung up to construct bungalows in
scenic locations and rural areas. Mostly such
development is in the radius of up to100 kms of the city, where people can go for their much needed holidays with family. Mumbai is blessed by the rich mother nature with mountains, streams and above all clean air without pollution. Developers are offering bungalows/plots is layouts of 5 Acres to hundreds of acres. The
average size of bungalow plots are of 3000 sq. ft. to 5000 sq. ft.. The layouts are non-agricultural (N.A.) passed, with internal roads, club house, childrens play areas and restaurants.
A word of caution before buying such
property. Many developers having large layouts claim that the property in NA ed but in fact they have only applied for NA and the N.A. order is awaited and will get soon. So is the case with infrastructure like internal roads, water systems, street lights, and security systems. In fact they have purchased the plot and are in the process of N.A. and sub-division of plots and putting water and sewage system. They advertise their projects and participate in property exhibitions for booking. Peoples are advised that they should book their bungalow plots only when these basic things like N.A. in taken, sub-division of the plots are demarketed. They must visit the site preferably in their own vehicles. They must assertain that the work is going on at the site. Construction and development takes time to complete. The bigger the size of the land the more time it takes to develop. Than there are people who purchase small plot of land say 2-3 acres and want to develop themselves. To purchase the land they must observe that the land is not of Adivasi land, which can not be transferred in purchasers nate. There are other types of land like Inami lands, for which they have to take permission from the holding trust/party. One
important aspect of clear excess to the plot, must also be shorted out with the Gram Panchayat. Water is of main importance for construction and for daily use. So the survey for bore well should also be done. The electricity is another
important factor so it must be assertained that it is available in the area of plot. Perhaps you have to put up a transformer in your land for continuous supply. The last is to construct bungalow for which first you have apply for N.A. of the land and than get the plans approved from concerned authorities. The construction of bungalow is a bit tiresome. The building material and workers should also be available. Your own supervisor for construction is essential for this purpose.
