Old Delhi may get Improved FAR

The chief Minister of Delhi Ms. Sheila Dixit has forwarded a few recommendations to the Government recently.

The first being, for regularising and extending the FAR ( floor area ratio ) for Old Delhi localities, Karol Bagh and in urban villages. The recommendation of the same has also been made for 1639 unauthorised colonies which were provided provisional regularisation certificates by the city government. The benefit is sought to be extended for those for buildings where constructions beyond permissible limit have taken place not later than the year 2007. The recommended extending FAR is from 350 to 400. The decision if approved shall benefit many property owners of the area, seeking for the FAR regularisation since long.

Another recommendation by the cabinet is to allow sub divisions of plots which would give relief from demolition. The recommendation is that earlier requirement of having up to 175 sq metres of plot for having a building with 350 FAR be increased to 250 sq metres with 400 FAR. People of Delhi are facing a lot of difficulties as sub-division of plots is not allowed.

The earlier condition of having a maximum height of 15 metres will remain the same. As per the change the building can go up to 4 storey tall.

These recommendation have  been made to ensure growth of the areas along the Metro lines and BRT corridor.
