Accommodation Times: Can you tell us something about your company? Since how long have you been in the business?
Kailas Kenjale: Kenjale Promoters & Builders have been known for their quality since the day of the raj, when they were trusted contractors for the extremely quality conscious British in India. They are the proud builders of successful projects dating back since 1950. In present times they have to their credit nearly 5,00,000 prestigious square feet of prime residential commercial properties. Their recent projects include Meenakshipuram, Suryaprabha Garden, Valley View Apartment, Crystal Corporate, Light House among others.
AT: What is unique about the services you provide?
KK: Our unique selling pointis the 5 years functional warranty offered by us. The warranty ensures the quality of our construction & services.
AT: What are your current projects? Please give us some details about them
KK: Our current projects are ‘Spring Meadows’ in Ambegaon, Pune, with 200 flats in 5 buildings, The First phase of 140 flats is 100% sold at the Foundation stage, The other projects name is ‘Meenakshipuram,’ It is near Sinhgad Institute at Vadgaon Bk. on Sinhgad road. This project also comprises 200 apartments, out of which 150 apartments are sold & delivered.
AT: How has the recession and the recent budget affected you? Do you see a turnaround in the real estate sector shortly especially with the budget and the effects of recession a bit watered down?
KK: The recession has affected us in a very positive manner; it forced us to think out of the box. In order to deliver a best product at a very competitive price, we had to think hard, had to come up with creative ideas. The result was astonishing, we received unprecedented response. Our yo-y sale is multi folded.
AT: What has Pune been like in property rates? Have the property prices fallen drastically and if so do you see a correction in prices?
KK: As any other city, Pune also has different micro markets. Some have a cosmopolitan culture and some are local. Those with cosmopolitan presence saw the Bull run & so they were
affected, but the markets like Ambegaon & Sinhgad road witnessed a steady growth in prices, hence were minimally affected. Hence forth we anticipate a steady growth in prices.
AT: Do you see Pune taking the load off the pressures faced by the city of Mumbai? If so, how will Pune cope up with the pressures? (The pressure of housing, population, infrastructure, density, roads, water, etc)
KK: Pune has got its own identity & growth centers which are independent of Mumbai. e.g. Information Technology, Automobile, & Education. As compared to any growing metropolis, Pune also has infrastructure concerns, but with the help of projects like BRT, Metro, which are being developed are in the pipe line; we are sure that Pune will be able to cope up with the pace of development.
