VBHC launches Vaibhava, it’s first affordable housing venture in Bangalore
The Value and Budget Housing Corporation (VBHC) is launching their first ever affordable housing project, Vaibhava, on Wednesday,18th August 2010 at the project site at Byagadadenahalli, in Bangalore. It offers affordable homes within the range of Rs. 4.5 lakhs upto 10 lakhs.
VBHC was co-founded by Chairman, Mr. Jaytirth (Jerry) Rao of Mphasis, and M.D., Mr.P.S.Jayakumar, (of VBHC), to set up an expansive network of integrated housing projects across India that would apply industrial engineering to the construction process, build scale through standardisation, all while using the latest construction technology.
Vaibhava, is based on the planning principles of Patrick Geddes. According to him, planning of a residential complex is like Creating a ‘place’ for a vibrant, self sustainable community supported by amenities like, school, health centre, working women’s centre and community shopping.
The buildings here, have east- west orientation in order to reduce heat gain and to align with the existing natural slope of the land. Areas in between these building have been developed as green corridors leading upto nala in the centre of the site. These are permeable surfaces for minimizing water run-off and are embedded with ground water recharging systems. Parks have been planned on either sides of the nala with plantation of indigenous trees in order to enhance the natural surroundings.
The building are laid to maximize open spaces and to optimize total built up area. With only 23% space utilization for building construction, there are enough open and green areas for converting as children play areas, community spaces and leisurely spaces for the elderly people. The ‘Festival Plaza’, Multipurpose Hall, Club House and shopping Centre enhances the value of social interaction.
Each residential unit here is designed by keeping in mind the natural ventilation, optimum daylight and views to community spaces without compromising on aesthetics or floor space.
The spaces also have the sustainable living approach with the provisions of low flow water fixtures and dual flushing systems to recycle treated water. The complex also houses a sewage treatment plant, has solar street lighting and solar water heating systems for the residential units.
Mr. Deepak Parekh, Chairman, HDFC along with Mr. Jerry Rao and Mr. Jayakumar shall be present for the event.
