It is given to understand considerable development work to the extent of Rs.600 crores plus are being undertaken in Badlapur and permission for high rise buildings has been given. Is Badlapur poised for a big jump in real estate/flats etc. Can one expect around Rs.3000 to 4000 per sft. (new constructions) and Rs.2000 (for resale old constructions) in about six months.
Thinking of buying a flat in Badlapur?Well, that would be a good idea but I would like to throw some light on ground facts about Badlapur.Often I hear while travelling in train that Badlapur is hot-property stop. Every alternate individual suggest to buy a flat in Badlapur. I have been staying in Badlapur from about 7 years now, & these are the problems I am facing. Due to which I am planning to shift to Thane or navi Mumbai.1. Misguidance by builders: You may read attractive ad-board saying “Own a beautiful 2BHK right in lap of nature, with nice mountain-view just in front of your DrawingHall window. All modern amenities, Vastu shastra, Garden. AND THATS ALL JUST 5-7 Minutes from Railway Station”.Probably they mean to say JUST 5-7 Minutes USING YOUR SPORTS CAR/BIKE OR JET.How can you have nature, mountain view near Station. Obviously it has to be very far. I read a board on Badlpur Station – JUST 7 minutes from station. Actually it was in Hendrepada which is minimum 20minutes by walk & 10-12 minutes by auto-rikshaw. There was an ad on net, 1BHK just 10 seconds from Katrap-School. But the same school is 30minutes walk from Station. One more – 1BHK just 12 minutes (1 KM) on Mumbai-Pune highway. It is actually 45 minutes walk from station.Main land of Badlapur is 100% saturated. Now you get flats only in outskirts , minimum 20minutes walk. Now tell me if you work in Mumbai, then 1&half – 2 hrs in deadly crowded train & then 20min walking. How would it feel?2. 6-8 hours Electricity Load Shedding: Its been 6years now. In 2007, I heard from the City President (Nagaraadhyaksha) that Load-Sheddng will end in 2009. Then in year 2009 I heard that Load-Sheddng will end in 2010. Now there’s the news that it will end in 2012. Its clear that load shedding is not going to end soon. Load shedding is done atleast 3hrs-3hrs in morning & evening. so forget about doing some office work inmorning or watching evening movies or serials in evening. Moreover; twice in a month Badlapurities face load shedding for more than 12 hours.Twice in a month you will see a Police van in front of MSEB offices. No surprises, Badlapur people had given a nice beat to MSEB officials many times , even MSEB officials get a new phone handset & fiber chairs every two nonths, bcoz they are burnts & broken by the people in rage every 2 months.3. MIDC gas/ Air pollution: 40% of Badlapur-East face MIDC gas problem. Agent/Broker will not inform you about this. Due to this release ofgases, many are suffering from migraine, acidity, suffocation, red-eyes, breathing problem. I personally have submitted 4 letters to city president about the hazards of MIDC Gas. I also suggested him the measures that can be followed to bring down that hazards, but all in vain. Guess why??? City President himself owns an industry in MIDC. In year 2008, there had been huge drive in Badlapur east to fight against this hazard. All housing societies, primarily Sankalp-siddhi, Arjun Sagar, etc came together to fight this. City president was summoned. He promised to do something about it & guess. It happened, but for 2months & again “Jaise Thhe”. But now MIDC people have become smart. The release those harmful gas in midnight, when all are asleep. I have recently lodged a complaint in pollution department(Thane & Kalyan). But you can guess the result.4. Water Problem: Around 5 years ago, Badlapur people enjoyed 24hrs tap water. But now 45minutes daily from Wednesday to Sunday. 30minutes on Monday & No Water on Tuesday. As a result of this, every 4th Housing society in Badlapur has borewell water. The consequence of this the underground water level of Badlapur has gone still down. There is no water irrigation project here!!!5. Poor frequency of Trains: What is the time you want to reach to your work place? Is it 9.30AM, then from Badlapur you have to catch thetrain between 7.30 – 8.30. And how many trains are there in this range, JUST 4 trains & they are:- 7.15, 7.33, 7.55, & 8.12. The population of Badlapur is approx. 2Lac. If 0.5% of people catch these train, then imagine 1000 people in 4 trains, which comes to 250 people in 1 train just from Badlapur!!!6. Poor town planning: Most of the people do not know that 60% Badlapur West is prone to Flood every alternate year. I dont know how manypeople buy flats in West. Probably they do not do the study or the agent/broker misguide them. Now Badlapur – EAST: eventhough Badlapur east issafe from flood, but There passes the TATA electric line throughout the town. I have seen many buildings been built just 10 feets from that dangerous line. I dont know how the municipality has passed the plan. Moreover; people should think of it before buying flats there.7. Highly Over valued flats rates: I bought a new 1BHK(525SqFt.) in year 2007. Can you guess the price? its 3.25lakhs Regsitration. Now thecost of my flats is minimum 12 Lacs. About 4times in 3years!!! …
Good . But i still think the days will come & everything will be sorted out. And one day you will be proud of Badlapur
